Some chimneys are past patching. When the damage goes too deep, we rebuild the chimney, from the top few courses down to a full tear-down, with proper materials built for Michigan winters.
A rebuild is a big job, so we never start there. Every rebuild recommendation comes from the 60-point inspection, with photos showing exactly why spot repairs won't hold. If tuckpointing or replacing a few bricks will solve the problem, we'll tell you that instead.
Most rebuilds are partial. The part of the chimney above the roof line takes the most weather, so it's often the top section that has loose bricks, failed mortar, and a crumbling crown while the lower chimney is still sound. Rebuilding just the damaged section, down to solid masonry, is often enough.
When a chimney is leaning, badly cracked, or deteriorated all the way down, a full rebuild may be the safest option. Either way, you'll get a clear scope and estimate before any work begins, and if we uncover more damage once the work starts, we stop and get your approval first.

Don't wait on this
A chimney that's pulling away from the house or leaning is a structural concern.
Bricks at the top that move or have fallen often mean the upper section has failed.
When many bricks are flaking and crumbling, spot replacement may not be practical.
Cracks running through brick and mortar across a section of the chimney.
Patch after patch that doesn't hold is a sign the underlying masonry is gone.
Separation between the chimney and siding or framing needs a close look.
How it works
No guesswork and no surprises. You know what's wrong and what it costs before any work begins. If we uncover more damage, we stop and get your approval first.
We document the damage with photos and determine how far down the chimney needs to be rebuilt.
You get a written scope and price before any work starts, with what's urgent and what can wait.
Damaged masonry is removed to solid brick and rebuilt with proper materials, matched to your home.
A rebuilt chimney gets a sound crown and properly sealed flashing so it stays dry.
No. Many chimneys only need the top section rebuilt, and some only need tuckpointing or brick replacement. We recommend a rebuild only when the inspection shows spot repairs won't hold, and we'll show you the photos.
It depends on how much of the chimney is being rebuilt and the weather. A full rebuild takes longer than a straightforward repair. The inspection gives you a clear timeline before we start.
We match brick and mortar color to your home as closely as possible so the rebuilt section blends in with the rest of the masonry.
We stop and show you. No changes to the scope or price happen without your OK.
